Old City, Older Slabs

Epoxy Flooring in St. Augustine frequently has to work around the city's long history. ACS data on Point2Homes shows about 25% of local housing units dating from 1939 or before. That is a far larger share than most Florida cities. Older homes can have thin, patched or uneven concrete, and some have no slab at all.

Flooding downtown

Hurricane Matthew caused widespread flooding in downtown St. Augustine in October 2016. A year later, during Hurricane Irma, storm surge from the Matanzas River flooded riverfront businesses in the historic district. If your garage or shop has flooded, we look for damage, salt and old residue, and a moisture reading guides which primer we pick.

Working with older concrete

In older homes we often find:

  • Thin or cracked slabs poured long before modern standards.
  • Multiple layers of paint or sealer.
  • Uneven floors that need grinding or leveling.

We explain what can be fixed and what cannot. Sometimes the honest answer is that a slab needs repair before a coating makes sense.

Commercial floors for a tourist city

Tourism is the dominant part of the local economy. Shops, restaurants and galleries see heavy foot traffic and spills. A commercial-grade coating with a slip-resistant texture can make cleaning easier. We can work after hours to avoid disrupting business.

Mild winters, occasional frost

Wikipedia notes St. Augustine averages 4.6 frosts per year, with a record low of 10 degrees in 1985. Cold slabs slow epoxy curing. On cold days we check slab temperature and adjust timing or products.

Many part-time homes

The 2020 census counted about 18.5% of housing units as vacant, which can include seasonal homes. A garage that sits closed in summer heat can trap humidity. We can recommend a system suited to those conditions.

Coquina and limestone country

The Castillo de San Marcos, begun in 1672, was built from coquina, a shell stone quarried nearby. Older slabs on sandy coastal ground can settle unevenly over decades, which shows up as cracks and low spots. We map those during the estimate and decide with you whether to grind, fill or leave a joint open.

St. Augustine Questions

Can you coat a garage floor in a historic St. Augustine home?

Often yes, if the slab is sound. Older floors need more prep, and some need repair first. We inspect it and explain the options in writing.

My shop near the Matanzas flooded. Can the floor be coated?

Usually. We clean and test the slab for moisture and salts, then pick a primer that suits it. A coating will not stop future flooding, but it makes cleanup easier.

Do you coat restaurant and retail floors downtown?

Yes. We recommend slip-resistant commercial systems and can schedule work after hours.

Does cold weather affect installation in St. Augustine?

It can slow curing on cold days. We check slab temperature and adjust timing or products when needed.
