New Homes, New Slabs, New Questions

Epoxy Flooring in St. Johns is mostly a new-construction conversation. ACS data on Point2Homes puts the median year built for local housing at 2009, and about 47.4% of homes have gone up since 2010. Many owners call us within a year or two of closing, once they have seen what a bare garage floor looks like after a few months of tires, sprinklers and moving boxes.

How long should new concrete cure?

Fresh concrete releases a lot of water as it cures. Coating it too early can trap that moisture and lead to bubbles or lifting. Most coating makers want a slab to cure for about 28 days at a minimum, and in humid Northeast Florida we prefer to measure rather than count days. A moisture reading at the estimate tells us whether your floor is ready now or should wait.

Builder sealers and curing compounds

Many new garages leave the builder with a clear curing compound or sealer on top. It looks like bare concrete, but it blocks a coating from soaking in and bonding. We grind the whole floor to open the surface. Acid etching alone does not reliably remove these products, which is why we do not rely on it.

Neighborhood rules

Wikipedia notes how fast the area has grown, from 18,063 residents in 2000 to about 69,866 in 2023. Much of that growth came through planned communities. If yours has an association, check whether it reviews driveway or exterior color changes. Interior garage floors are usually simpler, and if the board wants paperwork, we will write up the scope for you.

Detached homes with two- and three-car garages

About 85.8% of housing units here are detached single-family homes, and about 88.2% are owner-occupied. Larger garages show off a flake pattern well. A medium-tone blend hides the yellow pollen and red clay dust that drift in each spring better than a solid light gray does.

Small cracks in young slabs

New slabs commonly develop hairline shrinkage cracks in the first year. They are normal and usually not structural. We fill and grind them ahead of the coating, which keeps those lines from telegraphing into the final surface. Control joints can be filled or left open, and we will explain the trade-off.

St. Johns Questions

I just closed on a new home in St. Johns. When is the garage slab ready for a coating?

Fresh concrete has to finish curing and let its water escape. Many products call for at least 28 days, but we prefer to measure. We test the slab at the estimate and tell you whether it is ready or should wait.

Does my builder's clear sealer need to come off?

Yes. Curing compounds and sealers keep coatings from bonding. We grind the floor to remove them and open the concrete so the primer can soak in.

Will shrinkage cracks in my new slab show through the coating?

Not if they are filled and ground first. We repair hairline cracks during prep. Wider cracks that keep moving may need a flexible filler, and we will explain that up front.

What flake colors hide pollen and dust well?

Medium blends with several tones hide pollen and dust far better than solid light or dark colors. We carry chip samples along, so you can judge them under the lighting in your garage.
