Why So Many Jacksonville Garages Get Flake
Chip epoxy floors are the finish most people in Jacksonville pick once they see samples on their own slab. Building a flake epoxy floor begins with a tinted base layer. Before that layer sets, we toss colored vinyl chips over it, either a light scatter or a full layer until the base disappears. Once it has cured, we scrape down the high spots, vacuum up the extra chips and seal the floor with a clear topcoat. The result looks like terrazzo or speckled granite and has a slight texture underfoot.
Why flake suits life near the coast
Sand gets everywhere in a city that runs from the river out to the Atlantic beaches. Pine straw, oak leaves and potting soil come in on shoes and tires. On a solid-color floor, every grain shows. On a flake floor, the pattern hides it until you have time to sweep. The chips also add surface texture, which helps when rain blows under the garage door or someone walks in barefoot from the pool. For a busy family garage, a workshop or a laundry area, that forgiveness is the main reason to choose flake.
Partial versus full broadcast
With a partial broadcast, chips are spread more thinly and some of the colored base stays visible. That reads cleaner and more modern, and it uses less material. With a full broadcast, chips bury the base entirely, which gives the roughest feel, masks dirt best and makes for a thicker build. HomeAdvisor lists flakes at about $0.04 per square foot as a material, so the bigger cost differences come from prep, the base system and the topcoat rather than the chips themselves.
Picking a blend
Flake comes in blends of two to five colors and in chip sizes from small to large. Light blends, like grays and tans, show less dust and stay cooler in a sunny garage. Darker blends hide tire marks but show sand and can feel warm. Big chips stand out as a busy pattern even from the doorway, while small chips look tighter and calmer. We bring physical samples and lay them on your floor, because a chip blend looks different in a bright Florida doorway than it does on a phone screen.
The topcoat matters more than the chips
Vinyl flake is sealed under a clear coat, and that coat takes the wear. On HomeGuide's UV scale, regular epoxy lands at poor to fair and polyaspartic at excellent, so wherever daylight hits, we seal flake floors with polyaspartic. The topcoat also decides texture. Two coats leave a smoother finish that is easy to mop. One coat over a full broadcast keeps more grip, which can be the right call near a pool or an outdoor kitchen.
Moisture and prep come first
A flake system is only as good as its bond. We diamond grind, repair cracks and joints, and test for moisture before the base goes down. Jacksonville's air averages about 75.8% relative humidity across the year, so ahead of each coat we also make sure the concrete is warm enough relative to the dew point. Condensation on a cool slab is one of the quiet reasons flake floors cloud or lose adhesion.
Flake Floor Options
Every flake floor uses the same layers; the choices are in coverage, chip size and color.
Full broadcast
Chips bury the base entirely, for the most grip and the best dirt hiding.
Partial broadcast
A light scatter of chips over a colored base for a cleaner, more open look.
Chip size
Small, medium or large chips, from a tight speckle to a bold pattern.
Color blends
Two- to five-color blends in grays, tans, blues and mixed tones.
Clear topcoat
A UV-stable polyaspartic top that seals the chips and takes the wear.
Grip level
One or two topcoats, or an added aggregate, to set how textured the floor feels.

Chip Epoxy Floors Questions
Is a flake epoxy floor the same as a chip floor?
Yes. Those three names refer to one system: colored vinyl chips broadcast into a base coat, then locked in with a clear top.
Are chip floors hard to clean?
No. Under a clear topcoat the surface is sealed, so a dust mop, a rinse and a mild cleaner handle most messes. A full broadcast with one topcoat has more texture and may need a stiffer brush.
Do flakes fade in the sun?
The chips themselves are colorfast, but the clear coat over them is what takes the light. That is why we use a polyaspartic top on any part of the floor that sees daylight.
Can you put chip epoxy on a lanai or patio?
Yes, with a UV-stable system and enough texture for wet feet. Our pool deck and outdoor page covers that in more detail.
